Is it possible that some folks, even Realtors don’t fully understand what is happening out there in the real estate world? Need I gently remind everyone that we are in a declining market? Unless you live under a rock, you know not only about the mortgage meltdown, but that there is a surplus of inventory and home prices are on the decline.

Honestly, if there is one lesson to any homeowner looking to sell today, it is to price your home right and with the guidance of a responsible real estate agent. DO NOT take advice from a Realtor who is going to tell you what you want to hear. They should tell you what the market is going to absorb. Otherwise, if you price it even slightly too high, you are going to chase the market down, and lose that one buyer that would have bought your home at the price you are now priced at 3 months later. Meanwhile, they went ahead and bought something else.
