If the ultimate goal for everyone involved in any real estate transaction is to shake hands, be happy and move in to their new homes, then why sometimes do we find Seller’s and Buyer’s at odds with each other? Are you sure you understand the contract and how it protects you?
Buying a home, finding the perfect neighborhood, the right school, walkable to parks & restaurants are some of the thoughts most people have during the “hunt” process. And once we find the perfect home, we are eager to move-in and all the excitement can get the best of us. But let’s not forget that the contract you are signing is binding, and therefore you should know and understand it, leaving no questions un-answered.
How do the contingency dates work and how are they designed to protect you? What is the Seller obligated to disclose? How can you find out if s/he is hiding something? Should you get a geology report? How about a mold inspection? When is your deposit at risk? Do you understand your home inspection report? Who has the right to cancel? What is included/excluded in a sale?
These and many other questions you will have and you should feel confident that your agent is giving you the right answers. Furthermore, your agent should review with you every possible scenario that you may encounter along the way so that there are no surprises….or at least try and minimalize them. So do your homework and hire the right agent who is going to provide that protection you rightfully deserve. You want and should expect to walk away feeling happy.
